What you should know

Are you considering buying your very own freehold villa in a well-established and beautiful, Estate? 


Peninsula Park Retirement Estate’s wide streets, great facilities, and independently designed villas offer you abundant options for how you choose to live in retirement. 


We run our own estate. By that, we mean that when you buy your freehold villa, you may choose to become a shareholder in the Scheme Operator (Pen Park Ltd) for just $1. The Scheme Operator is managed by an elected Board of Directors  from the volunteer residents.


As of  the 27th of May 2022  our estate Scheme Operator became exempt from the Government mandatory buy back provision of the Retirement Village Regulation 2018 due to our freehold status. This exemption was published under schedule 5A in the Retirement Village Regulation 2018. 


We also have an elected Body Corporate Committee which is made up of resident volunteers who make the decisions and instruct the Body Corporate Managers (Hartley's Body Corporate Management) to carry out necessary tasks for the day-to-day operation of the Estate and ensure compliance with legislative requirements.


This means that no other outside business has influence or control over the Estate and when you come to sell your villa, you have complete control over the sale and are entitled to the full profit. You can sell it as it is or choose to renovate it. Apart from the usual costs of selling, and a one-off administration fee of $500, there are no exit fees.


We have an office, and  a part-time Office Administrator is there to complete the tasks delegated by the Scheme Operator Board or Body Corporate Committee Executive. This Administrator is not there to do personal or private tasks  requested by the residents. Any specific requests for assistance should go through the Body Corporate Committee/Managers.


We also have a full-time Maintenance Manager whose job is to  look after all the common facilities and equipment and reports to the Body Corporate Committee Executive. We also have a hairdressing salon beside the office.


It is important to be aware that this Estate is for those over the age of 50 yrs as a Retirement Lifestyle Village for Independent Living only, this means you must be physically and mentally healthy enough to live independently as there is no care or nursing services or facilities on the premises. There is also no on-call managers, assistance or medical alert facilities provided.


Some residents make private  arrangements for outside care-givers to make day visits, but should the time come when he/she  requires more advanced care, he/she (and/or their family) must consider them moving to appropriate facilities.
